Livermore Real Estate Market Update May 2026: What Buyers and Sellers Need to Know

Livermore Real Estate Market Update May 2026: What Buyers and Sellers Need to Know Right Now

We are now in May, and we've had funny weather throughout the beginning of Spring. Rainy days here, gorgeous days there. And with overseas conflicts affecting everything from the price of gas to construction material cost, it's worth keeping an eye on the housing market, especially if you're thinking about a move.

And if you're staying put in Livermore, support our local business. Here are my favorite Livermore Restaurants.

Over the past 30 days, in Livermore, the average sold price was $1,228,013. That's down about $33,000 from the previous period, which is worth paying attention to if you're thinking about timing a sale or making an offer.

What the numbers tell us

The average home that sold was roughly 1,942 square feet, 3 bedrooms, and 2.5 baths. That's your classic Livermore family home, and it's moving. 54 closings in a single month is solid activity, and it tells you there are buyers out here who are serious.

Prices dipping slightly doesn't mean the market is softening dramatically. It means we're in a window where well-priced homes are getting attention and overpriced ones are sitting. As your Livermore real estate agent, I'd rather you know that now than find out the hard way after 60 days on the market.

Who's living here

Livermore has a population of just under 98,000, with 75% homeownership. The average age is 40, which tells you this is a community of established families, dual incomes, and people who plan to stay. That stability is part of what makes Livermore real estate hold its value so well over time.

Recent sales range

Closed prices in the last cycle ranged from $898,000 on the lower end (a condo at Persimmon Common) all the way up to $2,390,000 on Carrara Court. That spread is actually healthy. It means there are entry points and there are move-up opportunities, and both ends of that market are transacting.

What this means for you

If you're selling, pricing strategy is everything right now. A $33,000 correction from the previous period is not panic territory, but it does mean you don't have room to test the market with an inflated number. And a well-manicured yard could be the difference between days on the market and a reasonable time.

If you're buying, this is genuinely one of the better moments to move, but that's what every agent says, right? Well, it's true; Less competition than peak frenzy, and sellers who are on the market are serious sellers.

Either way, let's look at the specifics together. Every home and every situation is different, and the data above is the floor of the conversation, not the whole picture. Want proof? As I write this article, the lowest-priced home in town is $799,000, and if you're willing to drive deep into Mines Road, it's $379,000. Check out all the homes for sale today.
